Texted the person. Says it will start but won't stay running. Want to fix it up myself, have very little experience with motorcycles but I like to learn by getting my hands dirty. What am I looking at having to do to replace the gaskets and do a valve adjustment? Person also says that they are pretty sure the "rings" need to be changed, engine does not smoke or rattle. Assuming the rings are the gasket.

Going to go look at it tomorrow.

If you're not very experienced at working on bikes, I think I'd pass on that Ascot. Sounds like its been about used up & needs a new top end X2. I would be concerned that it may have over-heated & warped the heads, hence the low compression.

Save your money for a cleaner, lower mile example.
